Pyrite problems in houses

Have a bid on a house in Leixlip at the minute
Lovely house but there are some reports that houses in the area have pyrite problems.
The houses are circa 15 years old

Am I entitled to a builder's report off the agent?
Would there even be a builder's report?

Is there any way to know if there is pyrite before doing the test for it?

Before you buy a house you are meant to get a structural engineer to do a report, I'd assume he would be able to tell if there was pyrate used.

15 years was well before the pyrate problem too AFAIK.

Ye but do I have the foot the bill for this survey? It costs three grand from what I heard

Would there be a builder's report from when the houses were built that I would be entitled to see?

The report that I got done which was about 8 years ago now cost about 300 euro.

Not sure about your other question, however if it was affected by pyrate I'd assume that would be 'misplaced', as they would never sell the house.

I used property health check when buying the latest addition to the sham empire. Around €300 but they only check what's above ground. Still worth it though. They are very thorough. As for what's in the foundations, maybe bowsies bf can say different, but to check this you need access to the foundation which would involve digging up beside it

Yep that's right Shamser, that is what he said. You need to dig down to the foundations and take a sample of the concrete and test it in a lab. He isnt sure of the price as he doesnt do Pyrite testing Cry

He advised you run a mile if there is even a chance. 

WHAT ARE THE TELL-TALE SIGNS OF PYRITE DAMAGE?

If a building is suspected of having a pyrite problem some of the typical observable signs are:

  • Heaving (lifting) of a floor slab resulting in slopes and cracks.
  • Cracks to floor tiles/damage to floor finishes.
  • Uplift at external door thresholds.
  • Doors catching on floors.
  • Cracks over doors on internal walls.
  • Ground floor stud partitions with cracks, bulging of plasterslabs.
  • Horizontal cracking externally at DPC level.

I have a couple of mates in that estate who have never had a problem. There's loads of different parts to the estate so not sure if it was a widespread problem or not. Think some houses may have had remedial work as well so may not be an issue.
