The famous 'property ladder'Dead. I think these are the worst shows on television as they continue to perpetuate the idea that this is morally acceptable behaviour, at a time when a lot of the people watching television are between cracking open the vodka or the Valium.
These carpenters will start living at home, buy a council house, that should never have been sold in the first place, do it up as cheaply as possible and rent it out. He will then use that to buy his own place, with the rent paying to do it up nicely, so a free home. He will then continue buying kips, doing them up for less than he would spend on coke on a Saturday, rent them out for a huge profit and be a full-time property developer or rental company by the time he is in his forties.
Apparently, this is good for the economy...

Apparently, this is good for the economy...

Can't paint them all with the same brush. Many people do this as an investment for their pension or to look after their kids when they are older.

Buying a dump, doing it up and renting it out creates employment, generates tax, and makes another property available which helps combat the so called homeless crisis.

Doing it with one house, sorry, property, might be your pension or for your kids, even if I don't personally agree with it. When you are doing it to several, while ripping poor people off in the process, it is morally bankrupt and beyond disdain.

Doing it with several often becomes that person's career, only source of income and a risky business. Property crash aside, if one tenant decides to stop paying rent and you can't get them out, you still have to cover the mortgage on the place and pay any legal fees to try to get them out. There are many who went bust and lost everything, then weren't entitled to social welfare.

That said, there are many who are just total scum.

Trying to work out what I've spent in the last few months as my house was also a do-er upper.
Double glazed Windows x8 and French doors €4700
Kitchen €6000
Replumbing, inc boiler, pipes & rads, excluding bathroom €6500
First plumber was trying to charge a ridulous amount to do the bathroom,twice as much as the €700 to fit it.
Bathroom fittings, toilet,sink,bath and shower was €1000+ forget if tiles were in that price. 
Rewiring €5000
If you're re wiring you'll probably need it plastered which was nearly €3000 for the whole house. 
That's before kitchen tiles and a tiler. Then there's carpets and floors and proper furniture.

Whatever your budget is every thing will come out at the top end of it that's for sure .
 Do whatever you need to get the house as once you are in then that's half the battle as you say goodbye to renting . The first couple of years will be hard as so much needs to be done  but one job at once complete then move to the next one .
 Get things done that will save you money windows will save you on heating bills and so on .
Get on the ladder SD and things will appear so much better for you .

We've been quoted 3,500 to 4,000 Euro to get an extension flat roof replaced on a 3 bed semi in the Dublin area. This price includes the likely replacement of all the timber as the side that's exposed is rotten.It's a 38 year old roof.Does this seem a fair price?I know it's best to get at least 3 quotes. Can anyone recommend someone?

What if Superdaves buys the 2 bedroom house in Dublin.
Later he meets a girl and they produce 2 mini SD’s.

They need a bigger house for the 2 kids and all the model train sets so they decide to remortgage the current house and buy another bigger house.
SD rents out the 2 bed house as he wants to keep it for his kids.

Is this being a greedy s***t? I’d say for the majority of landlords this is how it happened. 
Some landlords are good people just wanting to provide for their family.

Not everyone can be a sophisticated investor and buy shares/bonds/etfs etc. Houses are generally a safe bet and you know what you are getting into (see bitcoin).

Don’t get me wrong there are some terrible landlords out there.

Quantity Surveyor myself by trade and these property shows make you laugh. the budgets etc that people quote and they have no f**king clue what there talking about is laughable. LOL

we live in very interesting times. was working on a pharma job for the past 12 months and trying to get Subbies to maintain their quote from tender stage to say 6 months into construction when their needed was nearly impossible at times. factors included material cost, labour and the lack of it plus the location of project (any travel at all outside the city areas and its €€€€ 

was going to build myself this year. Plan to build an ICF structure house and have a schedule from striking ground to water tight (superstructure complete) of 13 weeks but have decided to hold out for another 2/3 years due up material costs, labour costs and the general market on demand on specialist subbies. you could save up 30k over the next 2/3 years and when the market slows down dramatically which i think it will then you will get value for money. my advice to anyone who can is to hold on and wait.

with the topography of the Site i need access to it so hence the need for it. would rather half myself but thats the way it is. i might buy a goat for cutting the grass yet murph LOL

yeah i hear ya about the flat roof. it will be at about 13 degrees so hopefully not too many problems. i f**king hate tiles and slate finished houses. their ugly as f**k.
