Certainly looks good in the plans.

My only reservation would be the capacity - a club with Everton's tradition should be thinking of 60k, which I'm sure they could fill regularly, given a half-decent team and reasonable ticket pricing.

I guess construction costs and/or site restrictions may have ruled it out? Access to/from the stadium as well, maybe?
